Spring Break: A Very American Phenomenon

 
Welcome back to Tea with G.
 
Last month I told you I was working on presence, self-compassion, real connection, expression, and gratitude.
 
And the update on that is…(cue drum roll)
 
Gratitude is in the bag! Easy peasy.
 
The self-compassion thing is trickier. Turns out familiar self-bashing is way more comfortable than unfamiliar self-love. Which is mad when you hear it out loud.
 
And connection. Just today I used humor to deflect an uncomfortable conversation. I caught it mid-sentence, frantically tried to backpedal and ended up talking utter nonsense. So…..doing brilliantly on that one.
 
Baby steps.
 
But, as as any true self-compassion expert will tell you, progress isn’t linear. Some days I'm present and grounded. Other days I'm scrolling my phone at midnight looking up signs that I'm becoming my mother.
 
The work continues.

Something rather elaborate happens in Austin in March: Spring Break.
 
In England, we have "school holidays." A week off. You might visit your nan. Maybe a trip to Blackpool if you're feeling adventurous. That's it.
 
Here, Spring Break has its own economy. There are travel agents who specialize in it. Social media groups dedicated to comparing destinations. Conversations in January about whether Turks and Caicos is "overdone" this year.
 
My first year in Austin, I made the mistake of asking someone if their family had plans for Spring Break. What followed was a 20-minute itinerary that included connecting flights, villa specifications, and a detailed breakdown of which family members were coming and why.
 
I just wanted to know if they'd be in town.
 
I grew up in working-class Britain. School holidays meant you were legally allowed to not be in school. The bar was low.
 
My daughters are 14 and 17. They'll fester until noon, see their friends, maybe we'll do something spontaneous if everyone's in the mood. Or maybe they'll just complain about being bored whilst refusing every suggestion I make.
 
I see this with houses too. Bigger for the sake of bigger. Pricier for the sake of prestige.
Comparison is expensive.
What Makes People Fall in Love (With a House)
 
I've been thinking about what makes someone walk into a house and just... know.
 
It's not the swanky kitchen or the statement lighting. Not the pool with the vanishing edge or the primary closet bigger than your first apartment.
 
Well, sometimes it is. But usually, it's something less tangible. The way light hits the kitchen. The serenity of the primary. The yard that makes them picture summer evenings with a glass of Pimm's.
 
People fall in love with houses the same way they fall in love with people: irrationally, emotionally, and often against their better judgment.
 
My job is to help you work out if that feeling is based on something real or if you're about to make a very expensive mistake. Sometimes it's both.
 
The house that makes you cry during the showing might be the one. Or it might be hormones and good staging. Hard to say.
 
The house that checks every box on your list but feels wrong? This is the time to trust your instinct.
 
The house that's "good enough for now?" Nope. You'll resent it.
 
The house that scares you a little because it's a stretch? Maybe. But only if your head agrees with your heart.
 
The best advice I can give you: pay attention to how you feel when you walk in. And do the math anyway.
If You're Thinking About Spring
 
March is also a month when everyone suddenly remembers they meant to sell their house.
 
Inventory floods the market. Buyers have options for the first time in months. And sellers start having conversations with their spouses that begin with "well, if we're going to do this..."
 
If you're selling: You're not special anymore, and I say that with love. Austin sellers could once list high, sit back, and watch buyers trip over themselves with offers. That's done. If your house is overpriced, it will sit. Buyers have choices now, which means you need to be priced correctly from day one. 'Let's start high and see what happens' isn't a strategy - it's a delay tactic that costs you time and credibility.
 
If you're buying: This is the most reasonable the market has been in a while. You can think about a house before writing an offer. You can negotiate. You might even get a weeklong option period. Fancy that. But don't confuse "more inventory" with "everything's on sale." Well-priced homes still move quickly. The rest collect dust and price reductions.
 
The real question isn't "is it a good market?" The real question is: are you ready? Do you know what you actually want? Can you afford it without losing sleep? Are you moving because it serves your life, or because you think you're supposed to?
 
The market will do what the market does. But your life circumstances matter more than any headline about interest rates or inventory levels.
